From its headquarters in Newport Beach, CA, Mobilitie is shaking up the telecom industry by providing an entirely different financial model for deploying, upgrading, and owning wireless and wireline network assets.&lt;br&gt;

At a fundamental level, the mobile telecom industry is built like a three-legged stool. One leg represents devices in the hands of users; the second leg is the command, control and integration functions that route and manage calls and provide billing services; and the third leg is a network of antennas and towers that provide connectivity over specific geographic areas. Mobilitie founder, president and CEO Gary Jabara, says the key to Mobilitie’s business success—rocketing from zero three years ago to nearly $1 billion in enterprise value—is the company’s effort to revolutionize the third leg through a unique combination of a traditional real estate investment model and a carrier-friendly operating structure. Mobilitie’s business— owning and/or managing mobile telecom transmission facilities—helps carriers accelerate network deployment, reduce their capital expenditures, and enhance their key performance metrics. But Mobilitie’s story of growth and innovation in one of the world’s most competitive industries is also a direct result of carefully planned investments in IT.

BACKGROUND &lt;/b&gt;
&lt;p&gt;
The wireless carriers (Sprint, T-Mobile, Verizon, AT&amp;T Wireless, et al.) contend relentlessly for every single customer based on offering the right combination of pricing, devices and features, as well as network coverage. In fact, to ensure that they have rock-solid networks, it is not uncommon for carriers to add thousands of new antenna sites each year at a cost that can reach as much as several billion dollars per company. As nationwide mobile telephone use increased exponentially over recent years, specialized cellular tower companies began to acquire and develop large portfolios of towers, which they then made available to the telecom carriers—albeit at a hefty price—–in terms of both fees paid and operational restrictions. For carriers today, all the tasks involved with obtaining and operating cell phone network infrastructure— particularly when the additional costs imposed by the tower companies are considered— absorb large amounts of time, money and human capital while yielding, at best, a relatively low rate of return. Carrier returns are not generated by investments in network infrastructure, but by investments in their customers. More to the point, market success is increasingly centered on the device and on content. “Coverage is critical, but it is also pretty ubiquitous at this point in most geographies,” says Jabara. What increasingly drives consumer demand is enhanced capability phones, like the Motorola Razr, and new kinds of services. Many new mobile telephones are configured to provide premium services ranging from text messaging and email to Web browsing and video. Consumer demand to do more, access more, and be connected more often is fueling growth in the industry. While the carriers still compete in coverage and network quality, consumers are buying devices and service, not the network. “The name of the game today for telecom carriers is finding that exclusive phone, which will drive the use of data services,” says Jabara.&lt;/p&gt;

THE CHALLENGE &lt;/b&gt;
&lt;p&gt;
Despite that evolution, keeping networks up and running remains a critical task. Jabara and the other founders of Mobilitie, most of whom are veterans of the telecom practice at Deloitte &amp; Touche USA LLP, saw an opportunity in the pain and expense associated with telecom infrastructure. The breakthrough that led them to launch Mobilitie was a fresh vision of how the business could be structured. Instead of seeing antenna sites as just hardware and equipment, they reconceived them as real estate assets, not unlike an apartment complex, with different tenants corresponding to different telecom antennas and telecom customers. This new view also opened the door to adopting tried-and-true financing and operating models from the world of real estate. The net result was a plan that could raise investment capital so Mobilitie could acquire and manage assets that were necessary but troublesome for telecom companies. Then, by managing those assets more efficiently and transparently, Mobilitie could earn a healthy profit while still saving money for its customers. Above all, however, Mobilitie envisioned a different kind of relationship with its customers. &lt;br&gt;Traditional players in the telecom infrastructure space have tended to have a contentious relationship with the carriers. By contrast, Mobilitie’s plan has always been focused on a partnership approach, with open lines of communication and lots of transparency. But turning that leap of imagination into a well-oiled business that could deliver results required something else—exactly the right IT infrastructure. On the capital side, there would be the need to manage multiple independent funds, fashioned like REITs—real estate investment trusts. On the operating side, there would be the need to understand and carefully manage thousands of discrete properties and tenant relationships, both as investments and as functioning elements in a telecom system. Jabara recalls the initial year of the company’s business as being difficult not only because it took time to attract customers and begin to earn cash flow, but also because the first stabs at building an IT infrastructure to support Mobilitie, initially using a preponderance of multiple outside service providers, were not promising.
